Important rules as you look to build a detached granny flat within your boundary walls

The property lines and set back rules

This is the first guideline to follow, as you intend to build a detached ADU within the boundary walls of the property. The term detached gives an indicator and the unit will be erected detached from the main building. It should be at a distance of 10 feet from the main building but five feet inside the boundary. Only if you have this much space one can think of a detached unit. Or else, one will have to think of an attached unit. We will discuss the guidelines of an attached unit sometime later.

How much area can be constructed?

This is the second question that could be at the back of your mind at the time of construction. The good news is that for a detached unit, you can build 1200 square feet. This is the maximum amount of area that you can build for an ADU, but for attached units, there are restrictions. If you had opted for an attached unit, one would have to limit to a maxim of 1200 square feet or half the area of the main building whichever is smaller. There are no such regulations for a detached unit.

Understand the interior space requirements

There are also interior space requirements, which have to be followed at the time of construction. The living or bedroom must be a minimum of 70 square feet. The kitchen space must measure a minimum of 50 square feet. There are also guidelines for the bathroom space and it must be a minimum of 30 square feet. The bath space must have a toilet, sink, shower stall, or tub.
